Timing is an important element in successful real estate development. We try to buy properties or sites that are overlooked or have not been priced properly or whose owners have not wanted to sell, but are in great locations.

Greenwood Real Estate, LLC commercial real estate development is property driven. We carefully analyze each site for environmental, topographical, geotechnical, demographical and construction feasibility before we acquire it. Our sites are purchased on speculation, but we have the knowledge and expertise to present these properties to Tenants who would lease them. Only after this has been achieved will Greenwood Real Estate, LLC commence acquisition of the land, preparation of the plans and construction of the project.

Additionally, prior to the development of each project, an exit strategy is determined. Depending on the real estate market, Greenwood Real Estate, LLC will determine if a project will be constructed and sold or constructed, held and managed. If it is determined that a project will be constructed and sold, Greenwood Real Estate, LLC will sell the development after construction has been fully completed and market conditions are favorable. Constructing, holding and managing a project is a matter of market conditions and the level of cash flow realized from the project. If held and managed, our projects are properly managed and well maintained.

Greenwood Real Estate, LLC has a seasoned management staff that, currently, is successfully  managing multiple projects with the ability to expand their management base. While Greenwood Real Estate, LLC's development philosophy is growth oriented, it has proven to be extremely successful over the past 30 years.
